What is an inventory and why do I need one?
An inventory is a fair and accurate record of the contents and condition of a property. By using an independent assessor an accurate comparison can be made at the end of the tenancy and will primarily be used to prevent or resolve any dispute between landlord and tenant.
The Association of Residential Letting Agents (ARLA) states that “inventories are an absolutely essential document that provides a written benchmark that should be amended, updated and recreated before the beginning of each new tenancy.”
Silverstem produce the following inventory reports. We provide the same level of care and attention on every property we visit.

Inventory
• This is a comprehensive, detailed report of the contents of a property.  Inventories include a full description of any deficiencies/damages and the working order of certain items.
• Utility meter readings are taken (Gas/Electricity/Water)
• Once the tenant, landlord and assessor have agreed the full condition of property this report becomes a binding document
• Digital pictures are provided if necessary
Check In 
• It is essential that this process is completed immediately prior to the commencement of the tenancy
• The report ensures that the inventory provides an accurate and fair description of the condition of the decor, contents, fixtures, fittings and furnishings 
• Lights are tested for power and utility meter readings and details of keys/fobs to be handed over are noted
• Tenant and landlord are entitled to make any additional comments to the report to highlight any changes.  General condition of the property is produced and the Declarations are signed
Simultaneous Inventory Make and Check In 
• The Inventory is compiled and the tenant is checked In at the same time 
• Once the Inventory has been compiled, all party representatives will be taken through the property in order to confirm the report’s validity
• Again lights are tested for power and utility meter readings and details of keys/fobs to be handed over are noted
• Tenant and landlord are entitled to make any additional comments to the report to highlight any changes.  General condition of the property is produced and the Declarations are signed
Check Out 
• At the end of tenancy this report is produced to show an accurate comparison with the condition of the property at check in 
• All items are checked and any damaged/missing items are listed
• Items are tested for power and utility meter readings and details of keys/fobs to be handed back are noted
Inventory Updates
Reports: All of our reports are carried out by fully trained staff and include digital photographs of each room and any vital areas such as items of value and damages.  Reports are completed and assembled within 2 working days of the property analysis and can be provided as Pdf files, bound presentations, or both.
